As a former auctioneer I have seen hundreds of people who can't reduce their price enough in order to achieve a sale by auction. In general you will be looking at getting a maximum 80% of the value of your property (before the auctioneer and legal fees).
It's also a bit of a myth that auctions are quick ways to sell, as most auction houses have sales every 2 months. Plus you have the uncertainty over what price you may get, and the risk of not achieving a sale at all.
